We get it, we have clients come to us all the time with the same problem. With the amount of work you have to put into your home before it even hits the market, it’s easy to feel completely overwhelmed.
That is exactly why we wanted to put together a quick and easy to follow 28-day guide that will help you get prepared to sell your home!
Here is what you’ll want to focus in on week 1 (or the first 5 days in our case!)
Day 1: The Nitty-Gritty
If you’re hoping to prepare your home for sale, you’ll definitely want to dig up all the information you can about it! Renovation information, utilities, permits, tax bills, warranties on fixtures, rental contracts, mortgage details, etc. Your listing agent will need all of these details so they can properly represent you and your home, and potential buyers will definitely want to know these details as well!
Day 2: Packing Prep
Go get yourself some boxes & tape! Selling means you’ll be prepping by de-cluttering your home. If you have a sizable amount of de-cluttering to do, consider renting a temporary storage unit to store items while your home is on the market. The sooner you get the basics sorted, the better you will be for the rest of the month as you prepare!
Day 3: Lighting
How often do you change your bulbs? Do a quick lighting audit in your home – lighting makes a massive difference in selling your home! Opt for lighting that will make your space look bright and fresh. “Daylight” bulbs are a great option. If you outdated light fixtures, it’s worth the investment to replace them with updated ones. IKEA has great, affordable options! Buyers WILL notice great lighting!
Day 4: Keys
This tip is easy as pie! Take the time to get an extra set of keys cut. Almost any hardware store can do this for you. It will set you back about $5 total. Your realtor will need a set to put in the lock box!
Day 5: Bathrooms
Bathrooms are one of the most important rooms in a home. Nothing turns potential buyers off like a gross bathroom. Give yours some TLC. Start by storing your personal toiletries out of sight. Then, give your bathroom(s) a really good clean: scrub the tub, clean behind the toilet, the whole 9 yards! If needed, consider re-caulking & cleaning grout lines. Finish by swapping your towels & accessories (like bath mats & soap dispensers) with affordable alternatives from the dollar store or HomeSense for when your home is being shown.
